Population
Most would say Watertown is a unique little city, a combination of Newton and Waltham. Watertown is a densely populated city compared to most others in the area, in large part due to it’s small size. There are a few neighborhoods, Bemis and the West End are on the western side split by Rt. 20, Watertown Sq is the greater middle part where the main square is, then East Watertown and Coolidge Sq are on the eastern part split by the Watertown-Cambirdge greenway (an old rail trail being converted to a multi-use pathway). Traditionally, Watertown residents stay in their homes the same as the average homeowner.

Watertown real estate is mostly made up of 2 story homes (usually are 2 family homes too) in compact neighborhoods, with tree lined streets. Recent developments around Arsenal st have been high rise condos and apartment complexes. More often than not, more condos are for sale than houses. Condos and houses have a large price range, roughly $450k-$1+mil. Since 2015, over 269 condos and houses have been renovated then sold. New construction was far below that.
Traffic is intense in and around Watertown Sq, especially on Arsenal st and Main st in the mornings and afternoon/evenings….even on weekends too sometimes. (Watertown Sq intersection is large and intimidating to some. Mt Auburn st and Belmont st get congested too here and there, it’s just the reality of having 30k+ people in such a small city (on top of people passing through from other towns), it could be worse though. Nonantum rd, which leads to Soldiers Field rd, which turns into Storrow dr is a popular way in and out of Boston.
Recent developments around Arsenal st have been high rise condos and apartments complexes, in addition to updated retail and dining spaces. Watertown Sq represents the city center with dining and retail branching from the square in all sorts of directions on the 8 roads that lead to and from the square. There’s dining to be had all throughout Watertown, with the majority being on Arsenal st, Mt Auburn st, and Main st.
