Population

Most would say Warwick is your classic friendly suburbia city, with a little bit of everything for everyone, and some attributes of a capital city (ex: the major airport for RI is in Warwick). Warwick has consistently ranked in the top 50 best and/or safest cities in the country by multiple media outlets for well over a decade. Despite the population, Warwick does not have the dense feeling. There’s plenty of green in neighborhoods and around the city, and a larger coastline and retail presence than most other RI cities and towns. Traditionally, Warwick residents stay in their homes about the same as the average homeowner.

Real Estate

Warwick real estate has something for everyone. Rhode Islands 2nd largest city by population (neck and neck with Cranston for 2nd), single family homes range from $250k-$2mil+. There’s a good mix of 1 level and 2 level homes, and a lot of neighborhoods have homes that are all similar/the same type. There are condos in the city, mostly ranging from $200k-$600k. About 1/4 of the homes in Warwick are multifamily homes, and are spread out all over the city. Everything from homes on the water, to homes by a lake, to homes in a more rural area, to a more dense/busier neighborhood can be found in Warwick.

Traffic

Warwick traffic has it’s moments of frustration for sure, mainly during the normal work commute hours and weekends along Rt. 2, where many national chains can be found that do not have locations in other neighboring towns (dining and retail). Rt. 117 due to it being a single land rd is linked to a popular off ramp for I-95, Warwick ave, and Post rd are where you’ll find the most congestion, outside of Rt. 2. You won’t be sitting in traffic for 1/2 hour, more like and extra 10-20min.

Food & Drink

Food and drink establishments are sprinkled throughout Warwick. Many national chains and beloved local restaurants are available to enjoy. Residents can also enjoy the diverse offerings, as one can expect with a larger city compared to other RI’s other smaller communities. One of the 2 Market Basket locations in RI is in Warwick, as is RI’s first Trader Joe’s.
