Most would say Needham is a smaller version of Newton, featuring similar aesthetically pleasing and charming attributes, with the same friendly vibe. The overall vibe is that of a quiet town, with residents that want to keep it that way. One of the great things that Needham has that Newton does not, are multiple large public green spaces (Needham Town Forest, Cutler Park Reservation, and Ridge Hill Reservation) with trails to go explore! Those 3 alone account for 1/4 of the towns land. The developed part of Needham mostly has spacious homes, industrial areas near I-95, and a busy town center with many retail/dining options along with the commuter rail train station. Traditionally, Needham residents stay in their homes the same as average homeowners. Many local and nationally notable people have, and still do call Needham home.

Real Estate

There has been some modernization of some neighborhoods in the past decade, but there are still older homes too, maintaining the character of the town. The newer homes are usually more custom type of homes, not cookie-cutter suburbia homes that all look the same throughout the neighborhood. The reputation of Needham holds true, it’s a desirable, affluent community, and those looking to move to Needham can expect to pay at least $800k for a house. Condos can be had for a bit less. Unlike some areas closer to Boston, in Needham you’ll get a good amount of space/elbow room for the high price. 

Traffic

Traffic has it’s frustrating moments along Highland ave, even outside of the regular commute hours. Highland ave has plenty of traffic lights that help contribute to the congestion, and being a mostly single lane road doesn’t help either. The intersection of Great Plains ave and Highland ave in the town center is a focal point of congestion, as many people will be walking/crossing the street too. Plan to hit some level of traffic between 7am-7pm, with the worst of it usually during the morning and afternoon commute blocks on both sides of 95/128 right off the highway. 

Food & Drink

The busy town center is nice to walk around, but can be difficult to find parking to visit the dining establishments. Much of the dining in Needham is in or around the center, as are the larger grocery stores.

There are many youth and adult sports/activities available in Needham, beyond the popular big 4 sports. There’s 1 golf course (private), gyms with diverse offerings, multiple parks/green spaces, and the Charles river can be enjoyed as it doubles as part of the towns border too. Needham’s 4th of July fireworks are some of the best I’ve ever witnessed in person, usually done right near the high school.
