Most would say Waltham is a welcoming townie city, a less affluent version of Newton. Waltham, a.k.a. Watch city, is a densely populated city compared to most others in the area. In spite of there being 2 major universities in Waltham, it does not feel like a college city. There are several neighborhoods/villages, too many to list here, the more notable ones are North Waltham, Cedarwood, Lake View, The Highlands, and the Lanes. Anything you could ever need can be found somewhere in Waltham. Outside Moody st, the city quiets down at night. There are many hotels in Waltham, a direct result of the corporate and university presence. Traditionally, Waltham residents stay in their homes longer than the average homeowner, and/or residents move within Waltham.

Waltham real estate has everything from condos, 1 level homes, to 3+ family homes. There’s also a decent rental community in Waltham, even beyond the college kids. The corporate presence is large compared to surrounding towns, and their offices are mainly located around the I-95 area of the city. Over the years Waltham has housed more and more corporations with the building of new business parks/buildings, including current ones being finished (as of 2023)
Traffic is heaviest in the mornings and afternoons/evenings along Lexington st, Main st, Moody st, and Weston st. Sometimes Trapelo rd and Waverly Oaks rd can have their moments as they’re used to avoid traffic on main st sometimes. Otherwise, traffic manageable, nothing to stress over.
The city center along Main and Moody st is nice to walk around, and enjoy the dining and retail, especially near the Charles river. The majority of the dining and retail sits along Main st, Moody st, and Lexington st. There have been more dining options popping up around the corporate buildings and hotels near I-95.

There are many youth and adult activities/sports available in Waltham. This website shows the sports offerings, there’s public skating available at the Veterans Ice Rink too. There are outdoor parks and green spaces with trails, most notably Prospect Hill. The recreation dept updates the brochure of offerings by the season here on this website. There are so many activities and events for kids all year long, even indoors at the well maintained library.
